A base price typically covers the shell of the home. Packages often add a cluster of upgrades at a headline figure — but check what’s omitted, capped, or only costed as an allowance. A few red flags:

• Too good to be true: a price that’s far below the market usually relies on minimal inclusions and large post‑contract variations.
• Allowances instead of fixed items: e.g. “$2,000 tiling allowance” that won’t cover the actual area or chosen tile.
• Unspecified brands/models: “quality appliances” without names. If it isn’t named, it can be swapped. (Please note, however, that even with named items, substitutions can happen if a product is discontinued or unavailable.)
• “Site costs TBA”: vague provisional sums for earthworks, piering or services that can balloon later or limited to cut and fill only.
